Pheasant Run at Forked River, NJ
Pheasant Run is an age restricted (55+) community of 425 homes located in the Forked River Section of Lacey Township.
There is a home owners association, however all homes in Pheasant Run are on individual lots and are fee simple. Most of the homes were built in 1985 and five models of homes are offered. Some of the homes have added a either a three or four season sunroom.

Pheasant Run Office Information
The office hours are Monday through Friday from 9:00AM to 12:30PM. The office is closed on Wednesday's and on weekends.
The Federal Fair Housing Act protects all citizens from discrimination of the basis of race, color, religion, sex, national origin, handicap or familial status (family status refers to families with children under the age of 18 living with parents or legal guardians; pregnant women and people trying to get custody of children under the age of 18).

The Senior Exemption To The Fair Housing Act
"Notwithstanding the ammendments made to the Fair Housing Act in 1988, Congress intended to preserve housing specifically designed to meet th needs of senior citizens. Housing that meets the Fair Housing Act definition of housing for older persons is exempt from the Fair Housing Act law as it related to familial status requriements, provided:
HUD (Deparment of Housing and Urban Development) has determined that the dwelling is specifically designed for and occupied by "elderly" persons under a Federal, State or local government program; or
It is occupied solely by perons who are 62 or older; or
It house at least one person who is 55 or older in at least 80 percent of the occupied units, and adheres to policy that demonstrates intent to house persons who are 55 or older.
Therefore, housing that satisfies the legal definition of senior housing (or housing for older prsons as describer above), can legally exclude families with children under the age of 18."
